Q: What determines the rent for my Las Vegas property?
A: We will make a rent recommendation to you based on our market analysis and the current property condition. Unlike most management companies we DO NOT dictate what the price is going to be and allow the owner to have control over the asking price.
Q: Who pays for the marketing of my property?
A: We pay for all signage and labor costs related to marketing your property for rent. As a part of our service we will place your property on a few free websites including our website as well as on our rental listing hot sheet. If you are looking for professional photographs to be listed on all websites which includes MLS, a one time fee of $250 will be charged.
Q: What is the BEST way to ensure my property rents quickly?
A: We believe the best option for advertising available properties is our unique Internet Marketing Campaign.

The MLS listig is the best listing tool available to the owner which represents approximately 3/4 of the market. Most of the property management companies do not list your property in MLS for free. The owner would only pay only the referring agent/Tenants agent fee which would range between $250 to $500 depends on the rental list price.
Q: What is typically involved in preparing a Las Vegas property to be rented?
A: The Las Vegas rental market is EXTREMELY competitive! The property will need to be clean, safe, and functional in order to be move-in ready for a tenant. Your property will rent quicker, demand a higher rental value, and attract a better quality tenant if it is clean, in good condition and/or has any upgrades. Our team of maintenance professionals can assist you in determining what is necessary and can provide cleaning, painting, carpeting, and handyman services at affordable prices.
Q: How are tenants selected?
A: Our background check is thorough and comprehensive to ensure we select quality tenants. We carefully screen each prospective tenant application and verify rental history, employment, income and obtain a report which includes credit, past evictions and criminal history (ie. sex offender and drug felony convictions). Even the application fee helps to weed out potential problem tenants.
Q: Who pays for maintenance and repairs to my Las Vegas property?
A: The owner pays for maintenance and repairs, unless in rare cases the tenant has agreed to assume responsibility or we can see that they have caused the issue. We have an in-house maintenance team which usually saves the owner money since we DO NOT have to sub-contract out the work like most management companies which inflates the cost.
Q: Can I expect anyone to check on or inspect my rental property?
A: Yes, we try to inspect the property 3-4 times per year. Most property management companies ONLY visit the property when someone is moving in or out. This is not enough if you want to avoid bigger possible problems. We use the air-filters as an excuse to get inside the home and require in the lease for the tenant's full cooperation.
Q: What is the process if I need to evict my tenant?
A: We are very familiar with the different court processes that Las Vegas, North Las Vegas, and Henderson require. We typically start the eviction process between the 8th and 10th of the month if rent has not been paid (we can post as early as the 2nd if necessary). A typical eviction is 12-15 days unless the tenant appeals. The owner would pay for all the court costs and legal fees associated with the eviction process to file an Unlawful Detainer Action. We offer our Eviction Protection Plan on most properties to save the owner unwanted expenses.
Q: When can I expect to receive my monthly rent each month and by what method?
A: We push money to owners on the 10th and 20th of each month depending on whether the tenant has paid their rent on-time or not. If the 10th or 20th falls on a weekend or holiday then we will send payment on the next business day by mail or electronic transfer. Almost all of our owners are setup on ACH direct deposit with our bank to theirs so typically funds are available in the owners account by the 12th or 22th (allowing 2 business days for the transfer).
